My clients had purchased their home before having children, and as their family grew, it became clear they had outgrown the space. I worked closely with them to create the right timeline for preparing the property—coordinating minor repairs, refreshing the landscaping, addressing potential issues, and scheduling professional photography. Once the home was ready, I prepared all required paperwork, gathered the data needed for listing, and put our marketing plan in motion. Although we were scheduled to go live on a Thursday, we placed the For Sale sign in the yard a few days early to generate early neighborhood interest. Shortly after, I received a call from a nearby resident searching for a home in the area on behalf of a family member moving in from out of town. We chose to hold off on formally listing the property while arranging a visit, and when the buyer flew in, they immediately fell in love with the home. I negotiated the residential sales contract on behalf of my clients, came to terms that were mutually beneficial to both parties while still accomplishing my clients goals, and we successfully closed the all-cash transaction in less than 30 days from that first visit.
